How competitive are rentals really? Losing flats before I even apply

When I moved to Lisbon I massively underestimated how fast rentals go. I lost two flats because I didn't have paperwork ready to sign on the spot. Is it this intense everywhere, and how do you get ahead of it?

Have your document pack ready before you view — ID, tax number, proof of income, deposit. Landlords here pick the person who can sign today. The Housing section lists the usual document set; check it, what's asked shifted since I arrived.

With a family it was brutal — bring a one-page "renter profile" with your references and it makes you look organised and low-risk. Sounds over the top; it worked.

Amsterdam was the same. The unlock was a local guarantor arrangement — check whether your destination has a guarantor scheme, it opened doors money alone didn't.

In Germany the credit-reference (Schufa-type) was the gatekeeper. Whatever the local equivalent is, sort it early — you can't get it retroactively when you're standing in the flat.
