Working without a valid work visa is a deportable offence
Working for a Chilean employer or operating a business in Chile without a work-authorised visa (Visa Temporaria or Visa Sujeto a Contrato) is an immigration offence under Ley 21.325. Employers who hire undocumented workers also face fines. Tourist visa (90-day entry stamp) does not permit employment by Chilean entities.

Never transfer money to secure a rental property without viewing it
Rental deposit fraud (upfront deposit scam) is the most common financial scam targeting expats in Chile. Fraudulent listings on Portalinmobiliario.cl, Yapo.cl, and Facebook Marketplace request a reserva (deposit) transfer before you can view the property — the "landlord" disappears after payment.
⚡ Loss of CLP $300,000–1,000,000+ (one month's rent and more). No recourse after cash TEF transfer.
✅ Never transfer money for a rental without physically visiting the property and meeting the landlord. Verify the landlord's RUT at sii.cl. Report suspected fraud to SERNAC (sernac.cl) and Carabineros (133).
RUT is required before you can open a bank account or sign most contracts
The RUT (Rol Único Tributario) and cédula de identidad para extranjeros form a sequential dependency chain: visa approval → RUT → cédula → ClaveÚnica → bank account. This process takes 4–8 weeks minimum. Without a RUT, you cannot open a bank account, sign a notarised rental contract, or access government services. Plan for this gap with emergency cash and a MACH digital wallet.

AFP contributions can be missed without your knowledge — check monthly
Some employers fail to forward employee AFP and FONASA contributions to the relevant administrators despite deducting them from payslips. This is AFP fraud (apropiación indebida de cotizaciones previsionales) and is a criminal offence — but the damage to your pension record accumulates before it is discovered.

ClaveÚnica phishing — SII impersonation is the #1 cyber threat to expats
Emails, SMS, and WhatsApp messages impersonating the SII (Servicio de Impuestos Internos) or ClaveÚnica claim you have a tax debt, RUT suspension, or pending refund and ask you to click a link and enter your ClaveÚnica credentials. A stolen ClaveÚnica gives fraudsters access to your FONASA, AFP, immigration, and bank-linked government accounts.
⚡ Identity theft, ClaveÚnica compromise, potential fraudulent changes to your immigration record, tax account, or AFP beneficiaries.
✅ Never click email or WhatsApp links purporting to be from SII or ClaveÚnica. Always go directly to sii.cl or claveunica.gob.cl by typing the URL yourself. SII never requests your password by email. Report phishing to sii@sii.cl and csirt.gob.cl.
Tutela laboral 60-day deadline for unfair dismissal claims
If you are dismissed from a Chilean job in a way that violates your fundamental rights (rights-based dismissal — Tutela laboral), you must file the complaint at the Juzgado del Trabajo within 60 calendar days of the dismissal notification. Missing this deadline permanently bars the Tutela action. This is separate from the general unfair dismissal claim (despido injustificado) which also has a 60-day deadline.

DICOM blacklisting affects housing, banking, and employment — even for small debts
Chile's DICOM credit bureau (Equifax Chile) lists unpaid debts as small as CLP $50,000 after 90 days of non-payment. A DICOM record makes it impossible to rent an apartment, get a mobile phone contract, open a traditional bank account, or find formal employment — landlords and employers routinely run DICOM checks.
⚡ Effectively locked out of formal housing market, banking, and many formal employment opportunities while DICOM-listed.
✅ Pay all bills on time — utilities, mobile phone, any loans. Check your own DICOM record at equifax.cl. If erroneously listed: you have the right to dispute and remove the listing. Once paid, DICOM must remove the listing within 10 business days.
Operación Renta late filing triggers automatic penalties and interest
The Chilean annual tax return (Operación Renta) must be filed by April 30 each year for the prior calendar year. Even formal employees with automatic withholding must file. Late filing incurs: automatic 10% penalty on tax owed, plus 1.5% monthly interest on outstanding balances, plus possible SII audit.

Phone grab theft (arrebato) is extremely common in Santiago — use phones indoors
Mobile phone snatching by motorcyclists (motochorros) and pedestrian thieves is one of the most common crimes in Santiago, including in upmarket areas like Providencia, Las Condes, and near Metro stations. Phones are snatched from hands while being used on the street, at restaurant tables, and through car windows.
⚡ Loss of phone (CLP $300,000–2,000,000+ device value), loss of banking apps and authentication, potential SIM swap fraud.
✅ Use your phone only while stationary and away from the kerb. Never place your phone on a restaurant table. Enable Find My iPhone or Find My Device immediately. Block your phone IMEI via your mobile operator after theft — prevents resale in Chile.
Chilean earthquakes — know the emergency procedure on arrival
Chile is the world's most seismically active country — major earthquakes (6.0+) occur multiple times per year nationally. New arrivals who have not experienced earthquakes often panic. The standard protocol: if indoors, shelter under a sturdy table or in a doorframe. If outdoors, move away from buildings and power lines. Do not use elevators.
⚡ Injury or death from falling objects, building collapse, or tsunami (if in coastal areas). Post-earthquake fires, gas leaks, and infrastructure failure.

Cuento del tío — confidence trick operating in Santiago tourist areas
The cuento del tío is Chile's most common street confidence scam — strangers approach claiming they have found money or won a prize and want to split it, but first you must contribute "good faith" money or hand over your wallet for "safekeeping." Often operates in pairs at Plaza de Armas, Paseo Ahumada, and tourist sites.
⚡ Loss of cash, wallet, phone, or all belongings handed over during the scam.
✅ Never engage with strangers approaching you with incredible stories about found money or prizes. Walk away immediately without explanation. Do not hand over any item or personal belonging to a stranger.
Distraction theft — the "something on your back" trick targets foreigners
A coordinated team operates in tourist areas and the Santiago Metro: one person spills something on you or says there is bird droppings on your back, while an accomplice steals your bag or wallet while you are distracted checking. A common variant: someone "drops" papers in front of you and steals while you help pick them up.
⚡ Loss of wallet, passport, phone, and bag contents. If passport stolen: emergency replacement required at home country embassy.
✅ If someone says something is on your back: walk immediately to a wall and check yourself — do not let strangers touch you or your bag. Keep bags in front of you on the Metro and in crowded areas. Report to Carabineros (133) — a denuncia report is needed for insurance claims.
Residencia Definitiva lapses if you do not return to Chile within 2 years
Residencia Definitiva (permanent residency) is the most secure immigration status in Chile but it is not absolute. If you leave Chile and do not return within 2 years, your Residencia Definitiva is automatically cancelled by Migraciones without notice. Reinstatement requires restarting the immigration process.
⚡ Loss of permanent residency; must restart the visa process from scratch (Visa Temporaria); potential 2+ year wait before re-qualifying for permanent residency.
✅ If you will be outside Chile for more than 2 years: apply for a permiso de ausencia (absence permit) at Migraciones before leaving. Track your time outside Chile carefully against the 2-year limit.
SOAP vehicle insurance must be renewed annually — driving without it is an offence
SOAP (Seguro Obligatorio de Accidentes Personales) must be renewed every year at the same time as the permiso de circulación (vehicle permit). Without SOAP, driving is illegal regardless of any other insurance you hold. Carabineros can immobilise your vehicle at any traffic stop if SOAP is expired or missing.

✅ Set a February calendar reminder. SOAP is purchased at the permiso de circulación renewal (February–April each year). Purchase takes 5 minutes online at any major insurer website.
Importing pets to Chile is controlled by SAG — incomplete documents can mean quarantine or forced return
Chile's Servicio Agrícola y Ganadero (SAG) enforces some of Latin America's strictest pet import biosecurity rules. Dogs and cats must have: ISO 11784/11785 microchip; valid rabies vaccination administered at least 30 days and at most 12 months before entry; a health certificate from a government-accredited veterinarian in the origin country, issued within 10 days of travel; and parasite treatment (internal and external) within 72 hours of departure. Pets from countries with endemic leishmaniasis or certain tick-borne diseases may need additional serology testing with results available before travel. The health certificate must be endorsed by the competent government veterinary authority in the origin country (USDA/APHIS, CFIA, APHA, etc.) — a vet's signature alone is not sufficient.
⚡ Pet refused entry at SCL airport or placed in quarantine at the owner's expense. In cases of irresolvable documentation failure, SAG can order the pet returned to the origin country — at the owner's cost — or in extreme cases apply administrative euthanasia. SAG exercises these powers and does not make exceptions for expats.

✅ Contact SAG (sag.gob.cl) at least 3 months before planned travel to confirm the exact current requirements for your species, breed, and country of origin. Begin the microchip → vaccination → testing → government endorsement sequence early — some certifications require 30-day waiting periods from vaccination date. Book pet cargo hold space with the airline separately from passenger tickets (cabin limits are strict). Use a SAG-registered international pet relocation specialist for complex multi-leg routes.
85% Chilean national workforce rule can limit expat hiring opportunities
Ley 18.018 requires companies with more than 25 employees to maintain a workforce that is at least 85% Chilean nationals. This legally limits the number of foreign nationals a company can hire — impacting both employers and expat job seekers, particularly in high-employment industries.
⚡ Foreign nationals may be told they cannot be hired due to the quota limit, even if otherwise qualified. Specialist and senior executive roles are typically exempt.
✅ Focus job search on multinationals, tech companies, and firms where specialist skills allow quota exemptions. Self-employment (boleta de honorarios) and SpA company ownership avoid the employee quota restriction entirely.
UF-denominated rent rises with inflation every month
Most Chilean rental contracts denominate rent in UF (Unidad de Fomento — Chile's daily-adjusted inflation index). When inflation is high (Chile experienced 12%+ inflation in 2022–2023), UF-denominated rents can increase significantly in CLP terms even though the UF amount is unchanged. This is legally valid and standard practice.
⚡ Rent that seems affordable in January may become significantly more expensive in CLP terms by December in a high-inflation year.
✅ Understand UF-indexing before signing. Check the current UF rate at bcentral.cl. Budget based on CLP at the time of signing plus a 5–10% annual buffer for UF increase. Negotiate a CLP-fixed rent if possible for short-term stays.
Chilean income tax is on worldwide income from day one of fiscal residency
Chile defines tax residency as presence in Chile for more than 183 days in any 12-month period. Once resident, Chile taxes worldwide income — including foreign salary, rental income, dividends, and capital gains from abroad. A 3-year foreign income exclusion applies to first-time residents but it must be actively claimed and has conditions.
⚡ Unexpected Chilean income tax liability on foreign-source income; potential double taxation without DTA planning; penalties for unreported foreign income.
✅ Engage a contador experienced with international clients within 3 months of arrival. Claim the 3-year foreign income exclusion with SII if this is your first time being a Chilean tax resident. Review DTA (Double Taxation Agreement) provisions applicable to your country.
Fixed-term employment contracts renew automatically to indefinite after 12 months
Under the Código del Trabajo, a fixed-term contract that is renewed more than once, or that runs for more than 12 months continuously, automatically converts to an indefinite contract (contrato indefinido) — giving you full employment protection rights (indemnización por años de servicio, notice period requirements, and dismissal cause requirements).
⚡ Workers unaware of this right may be coerced into signing a new fixed-term contract — effectively waiving their automatic indefinite status. Employers who do this are in violation of the Código del Trabajo.
✅ Track the duration of your fixed-term contract. After 12 months or 2 renewals, assert your right to an indefinite contract at Dirección del Trabajo (dt.gob.cl, 600 450 4000).
Dismissal by "necesidades de la empresa" requires 30 days notice or payment in lieu
Being dismissed for "company needs" (necesidades de la empresa — the most common grounds for non-disciplinary termination in Chile) entitles you to: severance of 1 month's salary per year worked (indemnización por años de servicio), plus 30 days notice or 1 additional month pay in lieu of notice (aviso previo). If the employer fails to give written notice 30 days in advance, the extra month is owed.
⚡ Accepting settlement without the full indemnización calculation or the notice period payment leaves money on the table.
✅ Calculate your expected indemnización before accepting any settlement. Finiquito (termination settlement) must be signed before a notary or Inspección del Trabajo — both parties sign. Do not sign a finiquito under pressure. Get a labour lawyer if the amounts are disputed.
ISAPRE financial instability — check solvency before choosing
Chile's private ISAPRE system went through a significant financial and regulatory crisis in 2023–2024 following a Constitutional Court ruling on plan pricing. Some ISAPREs operated at risk of insolvency. While the 2024 reform stabilised the sector, financial strength varies by ISAPRE.
⚡ If your ISAPRE becomes insolvent, you are automatically transferred to FONASA — disrupting your existing healthcare plan and provider relationships.
✅ Check CMF (Comisión para el Mercado Financiero) financial stability ratings for ISAPREs at cmf.cl before choosing. Choose larger, better-capitalised ISAPREs (Banmédica, Colmena) if choosing ISAPRE over FONASA.
Property transactions without estudio de títulos can be financially catastrophic
Buying Chilean property without commissioning a proper estudio de títulos (title study, 10+ years of ownership history) from an independent lawyer exposes you to: undisclosed mortgages, legal encumbrances, unresolved ownership disputes, building code violations, and government liens. These are not always visible on a quick CBR check.
⚡ Purchasing a property with an undisclosed mortgage or encumbrance can make the property unsellable or expose you to claims from prior creditors.
✅ Always commission an independent estudio de títulos (CLP $150,000–400,000) before signing any promesa de compraventa. Use a lawyer different from the seller's notaría.
Self-employed boleta workers now have mandatory AFP and FONASA contributions from 2025
From 2025, all self-employed workers issuing boletas de honorarios must pay mandatory AFP (10% + commission) and FONASA (7%) contributions quarterly. This is a significant change from the previously voluntary system. The SII withholds a provisional contribution from boleta payments — final calculation done at Operación Renta.

Santiago air quality alerts can restrict outdoor activity for days at a time
Santiago's geographic basin traps pollution from traffic, industry, and winter heating — creating smog alerts (alertas, preemergencias, and emergencias ambientales) particularly in May–August. During emergencia ambiental, outdoor exercise restrictions apply and certain vehicle categories cannot be used.
⚡ Health effects from air pollution, particularly for children, elderly, and those with respiratory conditions. Restricted outdoor recreation during winter months.
✅ Check daily air quality index at unescoihp.uchile.cl or the SENAPRED app. During high-pollution days, exercise indoors. If you have respiratory conditions, register with your CESFAM for monitoring. Water safety varies outside Santiago — check before drinking tap water
Santiago and most major Chilean cities have safe, treated tap water (agua potable). However, in rural areas, small towns, and some southern regions, tap water quality can vary. The Atacama desert north (San Pedro de Atacama, Iquique hinterlands) has naturally high mineral content in some water sources.
⚡ Gastrointestinal illness from untreated or high-mineral water in rural areas.
✅ In Santiago: tap water is safe to drink. Outside Santiago: check with the local SISS (Superintendencia de Servicios Sanitarios) water quality reports or ask locally. Carry a filtered water bottle when travelling to rural areas.
Counterfeit Chilean banknotes circulate in informal markets
Counterfeit CLP $1,000, $2,000, and $5,000 notes circulate at feria libre markets, street vendors, and small informal shops. Receiving a counterfeit note is difficult to detect without inspecting the security features. You cannot exchange a counterfeit note — it is confiscated.
⚡ Immediate financial loss of the counterfeit note's face value with no recourse.
✅ At markets: inspect change before walking away. Hold notes to light — genuine notes have watermarks and security threads. Genuine notes have raised ink texture. Use card payments (transbank) or digital payments (MACH, Mercado Pago) at markets where possible.
Fake job offers targeting new immigrants request upfront fees
Scams targeting recent immigrants offer informal cash jobs (babysitting, construction, cleaning) with upfront "registration fees," "equipment deposits," or "background check fees" required before work begins. The "employer" disappears after collecting the fee. Also: legitimate-looking job ads requesting cédula copies may be identity theft operations.
⚡ Financial loss of fee paid; potential identity theft if cédula/RUT shared with scammers.
✅ Never pay a fee to get a job. Never share your cédula or RUT with unverified employers. Legitimate employers do not charge workers — they pay workers. Report suspicious ads to SERNAC.
Sunday and public holiday opening hours are more limited outside central Santiago
Most large supermarkets and shopping malls open on Sundays in Santiago, but hours may be reduced. Smaller businesses, notarías, banks, and government offices close on Sundays and public holidays. September 18–19 (Fiestas Patrias) and Christmas/New Year: many businesses close for multiple consecutive days.
⚡ Finding food, medicine, or essential services harder on public holidays if unprepared.
✅ Pharmacies (Cruz Verde, Salcobrand, Farmacias Ahumada) operate 24/7 duty rosters — one pharmacy in each area must be open overnight and on public holidays (farmacia de turno, posted on pharmacy doors). Stock up on essentials before major holidays.
Restricted breeds require additional registration and mandatory liability insurance
Under Ley 21.020 (Tenencia Responsable de Mascotas y Animales de Compañía), the following dog breeds require special registration and mandatory civil liability insurance in Chile: Pitbull, Rottweiler, Dogo Argentino, Presa Canario, Fila Brasileiro, Akita Inu, and Bullmastiff. Must be kept muzzled and leashed in public.

Chilean mobile phone contracts have 12–18 month lock-in periods
Mobile phone contracts (planes con equipo) from Movistar, Entel, Claro, and WOM typically have 12–18 month minimum terms. Breaking the contract early triggers significant early termination fees. SERNAC receives many complaints about difficult cancellation processes from mobile operators — use registered letter (carta certificada) for documented cancellation.

Leaving Chile with AFP savings requires specific withdrawal process
Foreign workers who leave Chile permanently can withdraw their AFP individual savings — but the process requires documentation of emigration and may be subject to Chilean withholding tax. The 2024 pension reform employer-contribution portion has different rules. Without planning, funds can remain inaccessible for months after departure.

Chilean inheritance forced heirship rules override foreign wills for Chilean assets
Chile's asignaciones forzosas (forced heirship) protect children, surviving spouses/AUC partners, and parents — at least 75% of the estate must go to forced heirs if they exist. A foreign will that attempts to leave Chilean assets entirely to a non-family beneficiary will not be respected for the Chilean asset portion.
⚡ Foreign will partially overridden by Chilean courts for Chilean assets; beneficiaries outside the forced heir category may receive nothing from Chilean property.
✅ Consult a Chilean lawyer about forced heirship if you own Chilean property, AFP savings, or bank accounts. Draft a Chilean testamento abierto that acknowledges the forced heirship framework explicitly.
Online banking fraud via SIM swap targets new bank account holders
Fraudsters impersonate bank customer service via WhatsApp or phone call, claiming suspicious activity and requesting OTPs (one-time passwords) or ClaveÚnica. SIM swap attacks port your mobile number to steal authentication codes. New account holders and recent arrivals are disproportionately targeted.
⚡ Bank account emptied; ClaveÚnica compromised; recovery process slow and not always successful.
✅ No legitimate bank will ever ask for your OTP or password by phone or WhatsApp. If you receive such a call: hang up and call your bank directly using the number on the back of your card. Enable biometric authentication on all banking apps. Report to CMF (cmf.cl).
Unlicensed taxis at airport and bus terminals charge excessive rates
Taxis piratas (unlicensed taxis) operate at SCL airport and Alameda bus terminal, offering pre-agreed fares at 2–3x the legitimate rate. Official taxis are yellow with black roofs and use metered fares. The airport is particularly problematic for first-time visitors.
⚡ Significantly overpaying for transport; safety risk from unlicensed drivers.
✅ Use Uber or Cabify from SCL airport (booked via app before exiting arrivals). Official Centropuerto shuttle bus from the airport to Santiago Centro: CLP $2,000–3,000 — significantly cheaper than taxi. If using taxi: insist on the meter ("el taxímetro, por favor").
40-hour work week is being phased in — 42 hours is the legal maximum from April 2026
Chile's Ley 21.561 is reducing the maximum legal working week in phases: 45 hours (until April 2024), 44 hours (April 2024 – April 2026), 42 hours (from April 26, 2026), and 40 hours (from approximately 2028). The phased reduction also introduces new rules on compressed working weeks and flexible scheduling agreements. Wage reductions are prohibited when implementing the reduction.

Benefits include the baby ajuar (kit of crib, clothing, and health items valued CLP $300,000–400,000), free obstetric monitoring at CESFAM, priority daycare access, and social support. Register at your CESFAM on your first prenatal appointment.

✅ Register at CESFAM at the first prenatal visit — ideally within the first trimester. FONASA enrollment is the prerequisite.
APV Régimen A provides a free 15% state pension savings bonus
The Chilean government deposits a 15% bonus on your APV (Voluntary Pension Savings) contributions annually — effectively free money on top of investment returns. The bonus is deposited after Operación Renta and applies to Régimen A contributions up to the annual maximum (~CLP $40,800,000 in 2026). Available to all AFP-enrolled workers in Chile.
