Missing the FRRO 14-day registration deadline
All foreigners on long-term visas (Employment, Student, Research, X-visa) staying more than 180 days must register with the FRRO (Foreigners Regional Registration Office) within 14 days of arrival. Most new arrivals are unaware of this strict deadline.

Working on an expired visa or wrong visa category
Working in India on a tourist visa, business visa without authorisation, or after your employment visa has expired is a serious immigration offence. The ₹25,000/year salary minimum for Employment Visas is also strictly enforced.

Arriving without comprehensive health insurance
India has no universal public healthcare for foreigners. Private hospital costs are substantial — a single surgery at a top private hospital can cost ₹3–20 lakh (USD $3,500–24,000). Without international health insurance, you pay 100% out of pocket.

Critical UPI scam: "scanning to receive" money
India's most common digital fraud. A scammer asks you to scan their QR code to "receive" payment or a refund. In reality, scanning and entering your UPI PIN sends money FROM your account — not to it. This scam exploits the fact that many new arrivals are unfamiliar with UPI mechanics.
⚡ Immediate, irreversible loss of money. ₹5,000–2,00,000 stolen in seconds. UPI transactions cannot be easily reversed.
✅ You never need to enter your UPI PIN or scan a QR code to RECEIVE money. You only enter your PIN when SENDING. If someone asks you to scan to "collect" a refund — hang up immediately. Report to cybercrime.gov.in or call 1930 (cybercrime helpline).
Drinking tap water
Tap water in India is not safe to drink. Municipal water in all Indian cities — including Delhi, Mumbai, Bengaluru — contains bacteria, viruses, and heavy metals at levels that cause serious illness in people without built-up local immunity. Even locals often boil water.

Changing address without notifying FRRO within 14 days
If you move to a new address — even temporarily — while on a long-term visa in India, you are legally required to inform the FRRO within 14 days. Many expats move apartments, change hotels, or relocate between cities without updating their FRRO record.

Employment Visa minimum salary requirement not met
Employment Visas require a minimum annual salary of USD $25,000 (approximately ₹20–21 lakh/year) from a foreign employer, OR that the role cannot be filled by an Indian national. If your salary changes or falls below this threshold, your visa status may be at risk.

Severe air pollution in Delhi during October–February
Delhi's air quality during the winter months (October–February) is among the worst in the world. AQI regularly exceeds 300–500 (Hazardous). This is a serious health risk especially for children, elderly, and those with respiratory conditions. New arrivals consistently underestimate the impact.
⚡ Respiratory illness, chronic lung damage, reduced immune function. Children particularly vulnerable. Even healthy adults may develop persistent coughs, eye irritation, and fatigue within weeks.

Security deposit disputes are extremely common
Security deposit recovery is one of the most common expat problems in India. Bengaluru commonly charges 10 months deposit. Mumbai 3–6 months. Delhi 2–3 months. Landlords routinely delay or dispute return without formal documentation.

✅ Document the flat's condition with time-stamped photos and video on move-in day. Get an inventory in writing signed by landlord. Put the deposit in the rental agreement with specific return timeline (typically 30–45 days after handover). Deduct documented damages only. Bengaluru: file with Rent Authority if landlord refuses after 30 days.
Gem and jewellery investment scam
India's most financially damaging tourist/expat scam. A friendly local (often near major tourist sites) builds rapport over hours or days, then takes you to a "family gem business" where you are convinced to buy gems, jewellery, or handicrafts at prices 10–50x their market value with a false promise of resale profit abroad.
⚡ Loss of USD $500–10,000. Gems and jewellery are worthless at the prices paid. No refund once purchased.
✅ Never buy gems or jewellery for investment from anyone you have just met. No legitimate investment requires your holiday to India. These operations are sophisticated — even intelligent, savvy people get caught. Walk away from any "opportunity" that a new acquaintance introduces you to.
Fake government tourist offices near major attractions
Professional scam operations near the India Tourism office in Connaught Place (Delhi), near major railway stations, and around popular tourist sites present themselves as official "India Tourism" government offices. They sell overpriced tours, accommodation, and transport.
⚡ Overpriced bookings 3–10x market price. Risk of fake tours. Credit card details stolen.
✅ The only official India Tourism website is incredibleindia.org. Government tourism offices do not approach you on the street. Book accommodation directly via MakeMyTrip, Booking.com, or hotel websites. Book trains at irctc.co.in only.
Auto-rickshaw meter fraud and overcharging
Auto-rickshaw drivers in most Indian cities routinely refuse to use the meter, claim the meter is "broken," quote inflated rates for foreigners, or take longer routes. This is near-universal in tourist areas and airport pick-ups.
⚡ Overpaying 2–5x the correct fare. Minor but a daily irritant that adds up significantly over months.
✅ Always use Ola or Uber instead of hailing auto-rickshaws — app-based rides have fixed prices and full accountability. If you must use an auto, agree the fare before boarding, check if meter fare is required by law in your city, and compare with Ola auto quote. Rapido is also a good option for auto-rickshaws in major cities.
Tenant police verification delays affecting rental setup
Landlords in most Indian cities are legally required to submit police verification for new tenants. The process involves a police officer visiting your address. Delays (2–6 weeks) are common and the process is often followed up by the landlord only if prompted.
⚡ Incomplete tenancy record. In rare cases, landlord may be penalised. Your FRRO address verification may be complicated if police verification is not complete.
✅ Confirm with your landlord that police verification has been initiated within 1 week of moving in. Follow up if no contact from local police within 3 weeks. Be present at the property when the police officer visits.
SIM card registration requires biometric verification — carry your passport
Foreigners cannot get an Indian SIM card through the standard Aadhaar-based eKYC process. You must go in person to a Jio, Airtel, or Vi store with your original passport (not a photocopy). Some stores refuse foreigners or give wrong information — you may need to visit multiple stores.

Home loan EMI can increase significantly with RBI rate changes
Most Indian home loans are on floating interest rates linked to the repo rate. When the RBI increases rates (as it did 2022–2023, total 250bps), EMIs increase automatically. Many borrowers were unaware their EMI could rise by ₹5,000–15,000/month within 18 months.

Every salaried employee in India enrolled in EPF gets a Universal Account Number (UAN). Many expats leave India without claiming their EPF because they never activated their UAN.

Foreigners cannot buy agricultural land or plantation property in India
FEMA (Foreign Exchange Management Act) prohibits most foreigners and NRIs from purchasing agricultural land, plantation property, or farmhouses in India. Non-resident foreigners (without OCI) cannot purchase ANY immovable property in India. Even OCI holders cannot buy agricultural land.

Fake police demanding money or real police extortion attempts
Rare but occurring: individuals posing as plain-clothes police stop foreigners demanding to inspect documents or claiming a violation, then request "fines" in cash. In some cases, real police officers attempt extortion from foreigners who appear unfamiliar with the system.

✅ You are not legally required to hand your passport to plain-clothes individuals — ask to see their warrant card and badge number. Never pay cash "fines" on the spot. Call your embassy emergency line if detained. In uniform police stops: politely request to go to the police station to resolve any matter (extortion attempts typically end at this point). Save your country's embassy emergency number: it is displayed on your visa/FRRO registration.
Capital gains tax on property sales changed in 2024
Budget 2024 changed LTCG on property: for property acquired after July 23, 2024, the rate is now 12.5% without indexation benefit. For property acquired before July 23, 2024, taxpayers can choose between 20% with indexation or 12.5% without indexation — whichever is lower. This change surprised many investors who relied on indexation for older properties.

Animals must be microchipped (ISO 11784/11785), have a current rabies vaccination (not less than 30 days and not more than 12 months before arrival), and be accompanied by a health certificate issued by a government-authorised veterinarian within 10 days of travel. A rabies neutralising antibody titre test (RNATT ≥0.5 IU/mL) from a DAHD-recognised laboratory is additionally required for animals from countries with bilateral reciprocity requirements. All pet imports must arrive through one of five designated airports only: Delhi (IGI), Mumbai (CSIA), Chennai, Kolkata, or Bengaluru. On arrival, animals are inspected by DAHD veterinary officers and customs.

India's financial year (FY) runs from April 1 to March 31 — different from the calendar year. The Income Tax Return (ITR) filing deadline is July 31 of the following year for individuals. Advance tax is paid quarterly (June 15, September 15, December 15, March 15). TDS is deducted monthly from salary by your employer.
