Register at the municipality and get your BSN within 5 days
Every person staying in the Netherlands for more than 4 months must register at the municipality (gemeente) and receive a Burger Service Nummer (BSN). Without a BSN you cannot open a bank account, access healthcare, sign an employment contract, or receive benefits.
⚡ No BSN means no bank account, no salary payments, no healthcare access, and no government services.
📅 Deadline: Within 5 working days of moving into your address
✅ Make an appointment at your gemeente as soon as you have an address. Bring your passport and proof of address. EU citizens register directly; non-EU citizens must also have a valid residence permit.
Arrange Dutch health insurance (zorgverzekering) within 4 months
Everyone working or residing in the Netherlands must take out basic Dutch health insurance (basisverzekering) within 4 months of arrival. Retroactive premium payments apply from your first day of residence. The basic premium in 2026 is approximately €145–165/month depending on insurer.
⚡ Without health insurance you are liable for all medical costs yourself. A fine (boete) may be issued if you remain uninsured. Retroactive premiums are charged from your start date.

✅ Compare insurers at independer.nl or zorgwijzer.nl and enrol as soon as you have a BSN. If your income is low, apply for health insurance allowance (zorgtoeslag) at toeslagen.belastingdienst.nl.
Non-EU nationals: apply for residence permit before visa expires
Non-EU/EEA nationals need a valid residence permit (verblijfsvergunning) to stay in the Netherlands beyond their visa period. Highly Skilled Migrants need their employer to sponsor them through the IND. Applications must be filed before the current permission expires.
⚡ Staying beyond your permitted period is an immigration violation. You may be detained, fined, and banned from re-entry to the Schengen Area.

✅ Start the IND residence permit application process at least 3 months before expiry. Highly skilled migrants: ensure your employer (recognised sponsor) handles the application.
DigiD is required for almost everything — set it up immediately
DigiD (Digitale Identiteit) is your gateway to virtually all Dutch government services: filing taxes, accessing the healthcare portal (MijnZorgportaal), claiming benefits, managing social insurance, and communicating with the Belastingdienst. Setting it up requires a Dutch address and a postal activation letter takes 3–5 working days to arrive. The DigiD app with biometric authentication is now required for most services in 2026.
⚡ Without DigiD you cannot file your tax return, access healthcare portals, claim toeslagen (allowances), or use any online government service. If your DigiD gets locked (wrong PIN 3 times) it can take 5+ days to unlock — keep your PIN safe.
📅 Deadline: As soon as you have a BSN and Dutch address
✅ Apply immediately at digid.nl after getting your BSN. Request the activation letter right away — it takes 3–5 days. Set up the DigiD app for biometric authentication, which is required by most services. Never share your DigiD credentials.
Mandatory health deductible (eigen risico) is €385/year in 2026
Every Dutch health insurance policy has a mandatory annual deductible (verplicht eigen risico) of €385 in 2026. This means the first €385 of your healthcare costs each year is billed directly to you — even if you have health insurance. Most new arrivals are shocked when their first GP referral or specialist appointment results in a bill, not because they lack insurance, but because the deductible has not yet been met.
⚡ Unexpected out-of-pocket bills of up to €385 per year. Budget for this from day one. GP visits themselves are free and do not count toward your deductible, but specialist referrals, hospital stays, physiotherapy, and diagnostics do.
✅ Budget €385/year for out-of-pocket healthcare expenses. Keep receipts — once you hit €385, all further covered care is free for that year. Consider raising your voluntary deductible (vrijwillig eigen risico) to reduce your monthly premium if you are generally healthy.
IND residence permit: apply for renewal 3 months before expiry
Residence permits (verblijfsvergunningen) do not renew automatically. You must apply to the IND for renewal before the expiry date. The IND recommends submitting the renewal application at least 3 months before your permit expires to avoid any gap in legal residence status.
⚡ Overstaying your permit by even a single day is treated as illegal residence. Consequences include fines, deportation, and a Schengen re-entry ban of up to 5 years. Your employer may also face sanctions if employing someone without a valid permit.
📅 Deadline: Apply at least 3 months before permit expiry date
✅ Set a calendar reminder 4 months before your permit expires. Highly Skilled Migrants: your employer (recognised IND sponsor) must initiate the renewal. Check the IND processing times at ind.nl — renewals can take 8–12 weeks.
30% ruling: missing the 4-month application deadline costs €8,000–15,000
The 30% tax ruling (30%-regeling) for Highly Skilled Migrants recruited from abroad must be applied for within 4 months of your first working day in the Netherlands. If you miss this window, the ruling will only apply from the month you actually apply — not retroactively from your start date. With average salaries in tech and finance, the lost benefit for each missed month is typically €400–1,000.
⚡ Missing the 4-month window permanently forfeits the retroactive tax benefit from your start date. Over a typical delay of 1–6 months, the financial cost is €2,000–15,000 in excess income tax paid.
📅 Deadline: Within 4 months of first working day in the Netherlands
✅ On day one of employment, immediately ask your HR or payroll department about the 30% ruling. Your employer must co-sign and submit the application to the Belastingdienst. Check your salary against the threshold (€46,107 gross in 2026; €35,048 for under-30 with master's degree).
A locked DigiD can take 5+ days to unlock — protect your PIN
If you enter the wrong DigiD PIN three times, your DigiD is automatically locked. Unlocking requires requesting a new activation code by post, which takes 3–5 working days to arrive. During this period you cannot access any Dutch government services online — including filing urgent tax documents or accessing healthcare portals.
⚡ No access to Mijn Belastingdienst, healthcare portal, SVB, DUO, or any other government service for 3–5+ days. Missing tax deadlines or benefit applications during this window can result in fines or loss of entitlements.
✅ Store your DigiD PIN securely in a password manager. Set up the DigiD app with biometric unlock so you do not need to type the PIN daily. In genuine emergencies, visit a municipality or Belastingdienst office in person with your passport as temporary identification.
Highly Skilled Migrants: losing your job gives only 3 months to find a new sponsor
A Highly Skilled Migrant (HSM) residence permit is tied to your sponsoring employer. If your employer goes bankrupt, makes you redundant, or terminates your contract, your permit remains valid for only 3 months (the "orientation period"). During this time you must find a new IND-recognised sponsor employer or your right to remain in the Netherlands lapses.
⚡ Failure to find a new recognised sponsor within 3 months means your residence permit lapses and you must leave the Netherlands. Your partner's and children's dependent permits are also affected.
✅ If you lose your job, notify the IND within 4 weeks and register as job seeker at werk.nl immediately. Begin networking aggressively. Check if your permit category allows you to switch to self-employment or freelancing as a fallback (this requires a separate IND process).
AOW pension: each year outside the Netherlands permanently reduces your state pension by 2%
The Dutch state pension (AOW) is built up at 2% per year of residence between ages 15 and 67. The maximum (100%) requires 52 years of Dutch residence. Every year you were NOT living in the Netherlands permanently reduces your AOW entitlement. Expats who arrive in their 30s or 40s will receive a proportionally reduced AOW. However, gaps can sometimes be plugged by paying voluntary SVB contributions.
⚡ Permanently reduced AOW pension in retirement. A person arriving at 35 and retiring at 67 receives only 64% of the full AOW (approximately €930/month instead of €1,450/month for a single person in 2026). This cannot be fixed after the age of 65.
✅ Check your AOW entitlement estimate at mijnsvb.nl. If you have years of Dutch tax residence missing due to time abroad, contact the SVB about voluntary AOW contributions (vrijwillige AOW-verzekering). This must be arranged while still active, not at retirement.
File your Dutch income tax return by 1 May
The annual income tax return (aangifte inkomstenbelasting) deadline is 1 May of the following year. Online filing via Mijn Belastingdienst is mandatory. Request an extension (uitstel) if needed — extensions up to 1 September are available.
⚡ Late filing results in a penalty (verzuimboete) starting at €385. Deliberate non-filing can lead to a much higher fine and estimated assessment (ambtshalve aanslag).

✅ Log in to mijn.belastingdienst.nl to file online. Request an extension via your tax advisor or by logging in and selecting "Uitstel aanvragen".
Apply for the 30% ruling within 4 months of starting work
Highly Skilled Migrants may be eligible for the 30% tax ruling (30%-regeling), which exempts 30% of salary from income tax. From 2024, the ruling is tapered (30%/20%/10% over 5 years). Applications must be submitted within 4 months of starting work to apply from day one.
⚡ Missing the 4-month window means the ruling will only apply from the month of application — you lose retroactive benefit worth potentially thousands of euros.

✅ Ask your employer or payroll department to apply jointly with you via the Belastingdienst. Your employer (as recognised sponsor) usually initiates this.
Register your foreign vehicle within 25 working days
If you bring a foreign-registered vehicle to the Netherlands for permanent use, you must register it with the RDW (vehicle authority) and pay BPM (registration tax) within 25 working days. Using a foreign-plated car beyond this period is illegal for residents.
⚡ Fines from the Belastingdienst and RDW. The vehicle may be impounded.

iDEAL is the Dutch payment standard — without a Dutch bank account you cannot pay many bills
iDEAL is the dominant Dutch online payment system, integrated into virtually every Dutch webshop, government fee portal, NS train tickets, and utility bills. iDEAL works by linking directly to your Dutch bank account. International credit cards and PayPal are not universally accepted. Without a Dutch bank account, you cannot pay many Dutch government fees, buy train tickets online, or shop at many Dutch retailers.
⚡ Unable to pay taxes online, buy NS train tickets at online prices, pay utility providers, or shop at many Dutch webshops. You may also be unable to pay the IND permit fee or municipal fees without iDEAL.
✅ Open a Dutch bank account (Bunq, ING, ABN AMRO, Rabobank) as soon as you have a BSN. Bunq opens 100% online without an appointment. Until you have a Dutch account, ask your employer to reimburse fees paid with a foreign card.
Toeslagen repayment shock: over-estimated income can trigger demands of €3,000–10,000
Dutch government allowances (toeslagen: zorgtoeslag, huurtoeslag, kinderopvangtoeslag, kindgebonden budget) are paid monthly as advances based on your estimated income for the year. If your actual income at year-end is higher than estimated, the Belastingdienst calculates the overpayment and demands full repayment — sometimes years later. Many families receive shock repayment demands of €3,000–10,000 after a salary increase, bonus, or partner returning to work.
⚡ Large unexpected debt to the Belastingdienst. Repayment plans are available but the process is stressful and lengthy. Interest is charged on the outstanding balance.
✅ Update your income estimate in toeslagen.belastingdienst.nl immediately whenever your income changes (new job, pay rise, bonus, partner starting work). Check your estimate at least twice per year. When in doubt, use a slightly higher income estimate to avoid owing money.
Rental price cap (huurcommissie): many landlords overcharge for social housing
Social housing in the Netherlands (huurwoningen in the regulated sector, below the liberalisation limit of approximately €900/month in 2026) is subject to a points-based rent cap (puntenstelsel). Landlords are legally prohibited from charging above the maximum rent calculated by the Woningwaarderingsstelsel (WWS) points system. Many private landlords overcharge, and most tenants do not know they can challenge the rent.
⚡ You may be paying €100–400/month above the legal maximum. The Huurcommissie can order the landlord to reduce your rent and (in some cases) repay excess rent paid in the past year.
✅ Use the free WWS points calculator at huurcommissie.nl to check if your rent is legal. If overcharged, submit a huurprijscheck (rent check) via the Huurcommissie within 6 months of signing the lease for the strongest protection. The Huurcommissie mediation service is free.
Wet betaalbare huur (2024): mid-market rentals up to ~€1,100/month now regulated
The Wet betaalbare huur (Affordable Rent Act), effective July 2024, extended rent regulation to the mid-market segment. Properties that score up to 186 WWS points are now in the regulated sector. In practice, many properties renting for €900–1,100/month that were previously free-market may now fall under the puntenstelsel rent cap. This is a significant protection for tenants in Amsterdam, Utrecht, and other expensive cities.
⚡ Landlords who knowingly charge above the regulated maximum risk rent reduction orders and fines from the municipality. Tenants in the mid-market segment can request a rent check from the Huurcommissie.
✅ Before signing any lease in the €900–1,100/month range, use the huurcommissie.nl WWS calculator to check the maximum legal rent for your property. If your property qualifies as regulated under the new law, you have the right to challenge above-cap rents.
Check your Dutch rental lease notice period carefully — mistakes cost a month's rent
The standard notice period for tenants in the Netherlands is 1 calendar month, which must be given in writing before the end of the month. However, some rental contracts specify longer notice periods (often 2 months for higher-end properties or corporate leases). Missing the notice window by a day means you are obligated for another full month's rent.
⚡ One extra month of rent (typically €1,000–2,500) if you miss the notice deadline. Landlords are legally entitled to enforce the notice period.
✅ Read your huurcontract carefully and note the notice period and method (written notice by post or email is required). Set a calendar reminder 5 weeks before the date you wish to leave. Send notice by registered post (aangetekende brief) for proof of receipt.
Bicycle theft in the Netherlands: your insurance claim may be refused without an ART-3 lock
The Netherlands has the highest bicycle theft rate in Europe. Most home contents insurance (inboedelverzekering) or separate bicycle insurance (fietsverzekering) policies require a minimum security standard — typically an ART-3 certified lock — as a condition of coverage. Cheap cable locks or any lock below ART-3 standard will likely result in your claim being denied, even with a police report.
⚡ Insurance claim refused. Average bicycle value in the Netherlands is €500–1,500 for a commuter bike; e-bikes cost €1,500–4,000. You bear the full replacement cost without a valid claim.
✅ Always use at least an ART-3 certified lock (e.g., Abus Granit, Kryptonite Evolution, Trelock). Lock the frame AND front wheel to a fixed object. Check your insurance policy for the exact lock requirement before buying. For e-bikes, a separate e-bike insurance rider is strongly recommended.
WW unemployment benefit requires 26 weeks of work in the past 36 weeks
To be eligible for the WW (Werkloosheidswet) unemployment benefit, you must have worked at least 26 weeks (the "wekeneis") in the 36 weeks immediately before becoming unemployed. Part-time workers, seasonal workers, and those who had career breaks may fall short of this requirement and receive no WW benefit at all. There is also a "jareneis" for extended benefit entitlement (up to 24 months).
⚡ No WW benefit if you do not meet the 26-week requirement. You may need to apply for social assistance (bijstand / Participatiewet) via the municipality instead, which has much stricter means-testing.
✅ Understand your WW eligibility before any voluntary career break or job change. Register at werk.nl on the first day of unemployment — late registration reduces your benefit period. Non-EU permit holders: check if your permit type allows you to receive WW.
Dutch pension reform (Wet toekomst pensioenen): expats leaving the Netherlands may lose entitlements
The major Dutch pension reform (Wet toekomst pensioenen), fully in force from 2024–2027, transitions all Dutch occupational pension schemes from defined benefit to defined contribution (individuele pensioenpotten). Expats who leave the Netherlands need to actively manage their accrued pension rights. Pensions can be transferred to another EU pension scheme (value transfer) or kept with the Dutch pension administrator, but inaction can lead to sub-optimal outcomes.
⚡ Accrued pension rights stranded in the Netherlands without active management. Under the new system, your individual pot grows or shrinks with investment returns — no guaranteed benefit at retirement.
✅ Check your pension overview at mijnpensioenoverzicht.nl. When leaving the Netherlands, contact your pension administrator about value transfer options. Under the new law, transferring to another EU scheme is easier than before. Consider consulting a financial advisor before leaving.
Non-HSM work permits are tied to your specific employer — changing jobs requires a new permit
For non-EU nationals who are NOT on the Highly Skilled Migrant (HSM) or EU Blue Card track — including those on a single permit (GVVA) — the residence and work permit is tied to the specific employer named in the application. Changing employers, even for a similar role, requires a completely new permit application through IND, which takes up to 90 days.
⚡ Illegal employment for any period between old and new permits. Your employer may face heavy fines. You may be required to leave the Netherlands during the new application process if your current permit expires.
✅ Before accepting any job offer as a non-HSM permit holder, check if your permit allows employer change or if a new IND application is required. Start the new application process well in advance of the planned start date with the new employer.
Gift and inheritance tax: expats abroad receive much lower Dutch tax exemptions
Dutch gift tax (schenkbelasting) and inheritance tax (erfbelasting) exemptions differ significantly between residents and non-residents. Children registered as Dutch residents in 2026 receive an annual gift exemption of €6,633 and an inheritance exemption of €22,918. Children living abroad (not registered in the Netherlands) receive lower exemptions. This particularly affects Dutch expats who have moved abroad but still receive gifts or inheritances from Dutch-based family members.
⚡ Significantly higher gift or inheritance tax bills for non-resident heirs compared to resident ones. A gift of €50,000 from a Dutch parent to a non-resident child triggers meaningfully more tax than the same gift to a Dutch-resident child.
✅ Consult a Dutch notary or tax advisor before making large gifts or inheritance arrangements involving non-resident family members. Timing of gifts relative to residence status can significantly affect tax outcomes.
30% ruling tapered in 2026: many 2022–2023 applicants are now in the 20% or 10% tier
The 30% ruling was restructured from 2024 onwards. Instead of a flat 30% exemption for up to 5 years, the benefit now tapers: 30% for the first 20 months, 20% for months 21–40, and 10% for months 41–60. Expats who applied in 2022 or 2023 are now in the lower benefit tiers in 2026. Many employees and their HR departments have not updated payroll systems to reflect the reduced benefit, resulting in incorrect tax withholding.
⚡ If your payroll still calculates at 30% but you are in the 20% or 10% tier, you will receive a tax correction demand at year-end. Conversely, if payroll has not been updated, you may be paying too much tax unnecessarily.
✅ Check your ruling approval letter for the start date, then calculate which tier applies in 2026. Verify with your payroll department that the correct percentage is being applied each month. Ask your employer or payroll provider to review this annually.
BSN (citizen service number) appears on every official document — guard it carefully
Your BSN (Burger Service Nummer) appears on your DigiD login, tax documents, health insurance card, and most official correspondence. It is the single identifier for all Dutch government interactions. While GDPR protects its use, many Dutch businesses and websites still ask for BSN unnecessarily. Identity fraud using stolen BSNs is a growing problem in the Netherlands.
⚡ BSN identity fraud can result in fraudulent tax returns, false benefit claims, or credit applications in your name. Resolving BSN fraud takes months and involves coordination with multiple government agencies.
✅ Only provide your BSN to parties legally entitled to it (employer, health insurer, bank, government agencies, healthcare providers). Never photograph or email your BSN unnecessarily. If you suspect your BSN has been misused, contact the Belastingdienst and file a report with the police.
Pets from non-EU countries entering the Netherlands require RNATT titre test and 3-month waiting period
Cats and dogs moving to the Netherlands from non-EU countries — including the UK (post-Brexit), USA, Canada, Australia, and most of Asia — must meet EU pet import rules enforced at the border by the NVWA (Nederlandse Voedsel- en Warenautoriteit). The required sequence for most non-EU origins: microchip implantation → rabies vaccination → minimum 30-day wait after vaccination → RNATT (Rabies Neutralising Antibody Titre Test) at an EU-approved laboratory showing ≥0.5 IU/ml → 3-month waiting period from the satisfactory titre test date → travel with an EU-format animal health certificate issued by an official vet. Entry must be via an NVWA-approved border inspection post (BIP) — Amsterdam Schiphol (air) or Rotterdam (sea cargo). Up to 5 pets may travel per person without full TRACES commercial documentation.
⚡ Pet refused entry at Schiphol or Rotterdam BIP; held in quarantine at the owner's cost; returned to the origin country. The total timeline from start to travel is a minimum of 4–5 months — there are no shortcuts.
✅ Start the RNATT process at least 5 months before your intended travel date — the steps are strictly sequential. Check current country-specific requirements with the NVWA (nvwa.nl, BL&T department) before beginning, as approved-country status and procedural requirements change. Use a professional pet relocation service experienced with EU import rules. Confirm your airline accepts live pet cargo on your specific long-haul route — cargo policies differ significantly between carriers.
Dutch income tax 2026: 37.48% up to €38,441; 49.50% above that
Box 1 income tax (employment, freelance, and pension income) in 2026: 37.48% on income up to €38,441; 49.50% on income above €38,441. These rates include national insurance (volksverzekeringen) contributions. Box 2 (substantial interest: owning ≥5% of a company): 24.5% on dividends and capital gains. Box 3 (savings and investments above the €57,684 exempt threshold): new actual-return tax system from 2026.
⚡ High earners face an effective top marginal rate of 49.50%. Without the 30% ruling, the tax burden on internationally competitive salaries is very high compared to neighbouring countries.
✅ Review your deductions: pension contributions, mortgage interest (hypotheekrenteaftrek), and healthcare costs can reduce your taxable income. Consult a Dutch tax advisor for optimisation, especially in the first year.
Box 3 savings tax reformed: new actual-return system applies from 2026
Following the 2021 Dutch Supreme Court ruling that the old fictitious-return Box 3 system was unconstitutional, the Netherlands has restructured Box 3 taxation. From 2026, the system taxes the actual return on savings and investments above the exemption threshold (€57,684 per person in 2026). Savings are taxed on actual bank interest received; investments on actual gains plus dividend income. The old blanket 1.6–6.17% fictitious rate no longer applies.
⚡ Lower tax for people with only bank savings (since actual interest is below old fictitious rates). Higher effective tax for those with significant investment portfolios that outperform the old assumed rate.
✅ Keep accurate records of actual investment returns and bank interest for your tax return. Consult a tax advisor if you have significant Box 3 assets, as the new system requires more detailed reporting than before.
Dutch VAT (BTW): 21% standard; 9% reduced; 0% exports
Dutch VAT (belasting over de toegevoegde waarde / BTW) rates in 2026: 21% standard rate applies to most goods and services; 9% reduced rate applies to food, non-alcoholic drinks, medicine, books, newspapers, hotel stays, and public transport; 0% rate applies to exports and intra-EU B2B supplies. Freelancers and businesses must register for BTW if turnover exceeds the threshold or from day one if applicable.
⚡ Freelancers who forget to register for BTW may face back-payment of VAT plus interest and fines. Businesses receiving invoices without BTW from Dutch suppliers should verify the supplier's VAT exemption status.
✅ Register for BTW at the KvK/Belastingdienst when starting a business. For the Kleineondernemersregeling (KOR / small business VAT exemption), check if you qualify — turnover below €20,000/year may qualify for the simplified scheme.
Dutch mortgage interest deduction (hypotheekrenteaftrek) available but phasing out for higher earners
Owner-occupiers in the Netherlands can deduct mortgage interest from their Box 1 taxable income. However, since 2014, the maximum tax rate at which deduction applies has been phased down. In 2026, the maximum deduction rate is 37.48% (Box 1 low rate) regardless of your actual tax rate. Higher earners who pay 49.50% tax can no longer get the full benefit of the deduction. Additionally, the eigenwoningforfait (notional rental income on your own home) reduces the net benefit.
⚡ Significant tax benefit for many homeowners, but less than in previous years for higher earners. Always calculate the net cost of ownership including eigenwoningforfait.
✅ Ensure your mortgage is an annuity or linear mortgage (required for new mortgages after 2013 to qualify for interest deduction). Use a mortgage advisor (hypotheekadviseur) to optimise deductibility against your income level.
NHG mortgage guarantee reduces your interest rate by ~0.3–0.4% on homes up to €435,000
The Nationale Hypotheek Garantie (NHG) is a government-backed mortgage guarantee available in 2026 for homes up to €435,000 (or €461,000 if using energy-saving measures). NHG provides a safety net if you cannot pay your mortgage due to divorce, job loss, or disability. In return, lenders offer mortgage interest rates approximately 0.3–0.4% lower than without NHG, saving thousands of euros in interest over the mortgage term.
⚡ Not using NHG when eligible means paying a higher mortgage interest rate unnecessarily. The NHG guarantee fee is 0.6% of the mortgage amount (one-off) but is typically recovered within 2–3 years through the lower rate.
✅ Ask your mortgage advisor about NHG eligibility when purchasing a home at or below the threshold. NHG is available to both Dutch citizens and expats with sufficient income.
Zorgtoeslag (health allowance) 2026: up to €159/month for singles on income below ~€38,000

NT2 Dutch language courses: mandatory inburgering for non-EU permit holders since 2022
Non-EU nationals with a residence permit for a non-temporary purpose are required to complete the civic integration programme (inburgeringsprogramma) within 3 years of receiving their permit. Since 2022, the programme is managed by DUO (Education Executive Agency) and includes free Dutch language courses (NT2 — Nederlands als Tweede Taal) up to B1 level, a civic knowledge exam (KNM), and orientation on the Dutch labour market (ONA). Failure to complete the integration within the deadline can affect your permanent residence application.

Social housing (sociale huurwoning) in the Netherlands is severely constrained, especially in Amsterdam, Utrecht, and other major cities. In Amsterdam, the average wait time for a social housing allocation is now 12–15 years. You accrue waiting time from the moment you register with Woningnet (or the relevant regional housing association). Many expats do not register because they expect to find private rental housing — but registering costs nothing and provides an important long-term option.
⚡ Not registering means starting the waiting time counter later. In cities like Amsterdam, every year of unregistered time is potentially another year of waiting later in life.
✅ Register for social housing at woningnet.nl (Amsterdam region) or the relevant local housing association immediately after getting your BSN. The registration is free. The waiting time only counts from registration — there is no penalty for registering and not using it.
Urgentie (social housing priority): emergency housing need must be formally declared
In cases of genuine housing emergency (domestic violence, medical necessity, serious uninhabitable conditions), Dutch municipalities can grant urgentie status — a priority classification on the social housing waiting list that drastically shortens the wait. Urgentie must be formally applied for with supporting evidence. It is not automatically granted and requires the involvement of social workers or medical professionals to substantiate the claim.
⚡ Without formal urgentie, emergency housing situations may persist for months while waiting for the standard allocation process.
✅ In a genuine housing emergency, contact your gemeente's woonurgentie desk immediately. Bring documentation: police reports (for domestic violence), medical reports, or official inspection reports (for uninhabitable conditions). A social worker (maatschappelijk werker) can assist with the application.
DigiD app with biometrics (highest level) required for most tax and healthcare services in 2026
The DigiD service has three security levels: basic (username/password), middle (with SMS verification), and high (DigiD app with biometric / face recognition). Most Dutch government services in 2026 require the high-security DigiD app level. Without the app at the highest level, you cannot log in to Mijn Belastingdienst, the healthcare portal, SVB, or DUO services. Setting up the high-level DigiD app requires a valid ID document for biometric verification.
⚡ Unable to access most Dutch digital government services if you only have basic or middle-level DigiD.
✅ Download the DigiD app and activate biometric verification using your passport or identity card. The process requires scanning your document and performing a face check. This takes approximately 10 minutes. Do this immediately after receiving your BSN and DigiD login.
