Saint Kitts and Nevis (KN)
Saint Kitts and Nevis is a small English-speaking federation of two volcanic Caribbean islands with a stable Westminster-style legal system, no personal income tax, a mature offshore and tourism economy, and the world's oldest citizenship-by-investment programme.
⚠️ Costly Mistakes to Avoid
The most expensive and common mistakes expats make in Saint Kitts and Nevis — and exactly how to avoid them.
Do not fly without completing the eTA / travel-authorisation requirement
Saint Kitts and Nevis requires eligible travellers to complete an electronic travel authorisation before departure. This replaced the old assumption that visa-free nationals could simply turn up with a passport. Airlines check the approval at check-in and can deny boarding if it is missing.
⚡ Denied boarding, missed flights, hotel losses and immigration complications.
📅 Deadline: Before flight check-in
✅ Use the official travel-authorisation portal, apply early, print the approval and keep accommodation/onward-ticket details ready.
Visitor entry is not permission to work locally
Taking a paid trial, consulting for a Saint Kitts or Nevis client, managing a local rental business hands-on or working for a local employer can breach immigration rules if you do not have work authorisation.
⚡ Permit refusal, deportation risk, employer penalties and future immigration problems.
📅 Deadline: Before accepting local income
✅ Get written work-permit or business authorisation before doing local work. Remote workers should get tax/immigration advice before long stays.
No personal income tax does not mean tax-free life
The federation has no ordinary personal income tax, but home-country tax residence, citizenship-based tax, company tax, VAT, payroll, CRS/FATCA and CFC rules can still apply.
⚡ Unexpected foreign tax bills, penalties, bank reporting issues and blocked accounts.
✅ Do a cross-border tax review before moving assets, invoicing, retiring or claiming non-residence at home.
Use only authorised CBI agents and current CIU fee schedules
Saint Kitts and Nevis CBI is high value and attracts fake agents promising discounts, guaranteed approval or direct filing. Due diligence cannot be bypassed.
⚡ Loss of six-figure funds, refusal, blacklisting and legal exposure.
📅 Deadline: Before paying any CBI-related money
✅ Verify the agent with the CIU, pay through official channels, and treat guaranteed approval as a red flag.
Never wire rental deposits to unverified landlords
Fake villa and apartment listings circulate in expat groups, especially before high season, medical-school intake and Culturama.
⚡ Loss of deposit and no housing on arrival.
📅 Deadline: Before any deposit
✅ View in person or by trusted representative, verify agent/owner identity and use written receipts or escrow.
Hurricane deductibles can be a large percentage of property value
Named-storm deductibles are often separate from ordinary deductibles and can leave owners with large out-of-pocket losses.
⚡ Major uninsured loss after hurricane or tropical storm.
📅 Deadline: Before lease, purchase or insurance renewal
✅ Read the policy schedule, ask percentage and flood/wind exclusions, and keep a cash reserve.
Health insurance without evacuation is inadequate
The islands can stabilise many emergencies but complex surgery, oncology, cardiac and trauma cases may require overseas care.
⚡ Uninsured evacuation costs can reach tens of thousands of US dollars.
📅 Deadline: Before arrival
✅ Buy international health insurance with air ambulance, destination and pre-authorisation terms clearly stated.
Foreign property buyers must check alien landholding/licence rules
Foreign ownership can require licence or approved-development routing. A deposit paid before this analysis can be trapped.
⚡ Invalid or delayed purchase, lost deposit, inability to register title.
📅 Deadline: Before offer/deposit becomes binding
✅ Hire independent counsel to confirm buyer status, property category, title and government approvals.
Do not skip title, survey and HOA checks
Boundary issues, unregistered interests, arrears, easements and HOA disputes can be invisible in glossy listings.
⚡ Expensive litigation, resale problems or unusable property.
✅ Require land-registry search, survey, tax/HOA arrears check and attorney report.
Driving without valid insurance creates personal liability
Rental, borrowed and newly purchased vehicles must have insurance that covers you as driver.
⚡ Fines, prosecution risk and unlimited civil liability after an accident.
📅 Deadline: Before driving
✅ Get written confirmation you are a named/covered driver and keep proof in the vehicle.
Pet import timing must start months before travel
Microchip, rabies, health certificate, import permit and airline routing windows can be strict.
⚡ Pet refused boarding/entry, holding costs or forced rerouting.
📅 Deadline: Start 3-4 months before travel
✅ Use official veterinary instructions and an experienced pet shipper.
Do not let employers or agents keep your passport
Passport retention is a control tactic in some labour and immigration abuse cases.
⚡ Restricted movement and difficulty changing employer or leaving.
✅ Provide copies only unless a government office needs the original for a defined appointment; get receipt and return date.
Permit renewals should start 60-90 days before expiry
Processing pauses, missing police certificates or employer delays can push you out of status.
⚡ Unlawful stay, inability to work/travel and bank/school problems.
📅 Deadline: 60-90 days before expiry
✅ Calendar renewal dates and request employer documents early.
Bank accounts can take weeks if your KYC file is incomplete
Banks scrutinise source of funds, tax residence, US-person status, crypto, CBI background and offshore entities. A missing bank reference or utility bill can stall everything.
⚡ Delayed rent, payroll, property completion and utility setup.
✅ Prepare passport, status, lease, bank reference, tax forms, CV/business profile and source-of-funds evidence before the appointment.
The dollar sign may mean USD or XCD
Rent, property, boats, cars and services may be quoted with "$" but not specify currency. The difference is material because USD is about 2.7 XCD.
⚡ Unexpected 170% price difference, disputes or lost deposit.
✅ Write EC$, XCD or US$ in every lease, invoice, WhatsApp agreement and transfer memo.
Specialist medicines may not be stocked locally
Small-island supply chains can delay or substitute chronic and specialist medication.
⚡ Interrupted treatment and urgent overseas medical trips.
✅ Bring a legal 2-3 month supply, doctor letters and establish a local GP/pharmacy relationship.
Payslip Social Security deductions do not prove employer remittance
Employees should verify that deducted contributions reach the Social Security Board.
⚡ Benefit gaps for sickness, maternity, injury, pension or survivors benefits.
✅ Request periodic contribution statements and raise gaps while still employed.
Homes without water storage are vulnerable to dry-season outages
Water pressure and supply can vary by area and season.
⚡ No water for showers, laundry or cooking during interruptions.
✅ Check cistern/tank capacity, pump condition and recent outage history before signing.
Left-side driving and narrow roads catch newcomers
Roundabouts, hills, sudden minibus stops, pedestrians and livestock require defensive driving.
⚡ Accidents, insurance excesses and injury.
✅ Practise off-peak, avoid night driving early and confirm licence/insurance before driving.
School places are limited for expat families
Private and internationally friendly options are few; arriving in August for September can fail.
⚡ No suitable school place or long commute.
✅ Apply 3-9 months ahead with reports, birth certificate and immunisation records.
Employer-tied housing can become a trap
Some expat jobs bundle housing, transport and permit sponsorship. Termination can affect all three at once.
⚡ Loss of job, home and lawful status in the same week.
✅ Review contract, notice, housing exit period and permit contingency before signing.
Undocumented crypto wealth can block banking, CBI and property deals
Banks and agents need source-of-funds history, tax reporting and exchange records.
⚡ Account refusal, CBI delay/refusal or frozen transaction.
✅ Prepare exchange statements, wallet history, tax returns and professional source-of-wealth memo.
Avoid camouflage clothing around the Eastern Caribbean
Several Caribbean jurisdictions restrict civilian camouflage clothing, and travellers can face confiscation or police attention.
⚡ Confiscation, delay or legal attention during regional travel.
✅ Do not pack camouflage clothing, bags or accessories.
Avoid large cash deposits to contractors
Repairs after storms or for villas attract unqualified contractors.
⚡ Unfinished work and lost money.
✅ Use referrals, written scope, staged payments and material receipts.
Remote work can create company tax or permanent-establishment issues abroad
Working from Saint Kitts for a foreign employer may trigger employer tax, payroll, insurance or data-security concerns.
⚡ Employer compliance problems and contract termination.
✅ Get employer approval and tax advice before extended remote work.
Hiring household help can create payroll obligations
Nannies, cleaners and gardeners may be employees, not casual helpers.
⚡ Wage, Social Security, immigration or injury liability.
✅ Use written agreements and ask accountant/Labour about registration.
Local property without a local will can delay heirs
Cross-border probate is slow when heirs rely only on foreign wills or no will.
⚡ Frozen bank/property assets and family disputes.
✅ Prepare coordinated local and foreign wills before buying property.
Use reputable boat and dive operators
Weather, insurance, equipment and emergency response vary by operator.
⚡ Injury, uninsured rescue or lost equipment.
✅ Check licences, reviews, insurance, weather policy and safety briefings.
A dependant spouse may not have work rights
Family residence does not automatically mean permission to work locally.
⚡ Unauthorised employment or career disruption.
✅ Ask immigration counsel what status and permit the spouse needs before job searching.
Mould, termites and AC leaks are real housing risks
Tropical homes need constant maintenance, ventilation and pest control.
⚡ Health issues, damaged belongings and deposit disputes.
✅ Inspect behind furniture, test AC drainage and include repair duties in lease.
Public healthcare is not a full replacement for private cover
Public care is important but capacity and specialist access are limited.
⚡ Long waits, transfer needs or out-of-pocket private costs.
✅ Use public services appropriately but maintain private/evacuation insurance.
Hurricane season is June–November — assemble a 7-day emergency kit before the season starts
Saint Kitts and Nevis lies directly in the Eastern Caribbean hurricane belt and has been struck by major storms including Hurricane Georges (1998) and the outer bands of Hurricane Irma (2017). The National Emergency Management Agency (NEMA) activates warnings at Category 1 and above. Typical post-hurricane impacts include loss of mains water for 3–10 days, power outages lasting days to weeks, road closures from fallen trees and debris, and suspension of inter-island ferry and air services. Nevis Peak (an active volcano at 985m) adds a secondary hazard layer for residents on Nevis — lahars and volcanic ashfall can occur during heavy rain post-eruption, though the volcano is not currently in eruption.
⚡ Injury from storm surge and flying debris; loss of property without adequate shutters; no clean water for days; inability to leave the island if the airport or ferry closes after a direct hit.
📅 Deadline: Before 1 June each year
✅ Before 1 June each year: assemble a 7-day emergency kit including water (4 litres per person per day), non-perishable food, torch, battery or wind-up radio, charged power banks, first aid kit, medications, cash in XCD and USD, and waterproofed copies of key documents. Know your nearest NEMA official emergency shelter — the government publishes the shelter list before each season. Confirm your rental property has functioning storm shutters or obtain boarding materials. Monitor nemskn.org and ZIZ Radio (96.1 FM Saint Kitts; 95.3 FM Nevis) for official storm bulletins. Never wait for a named storm to form before preparing.
Air-conditioning can make electricity bills shockingly high
Imported fuel and tropical AC use create large monthly bills, especially in villas and poorly insulated homes.
⚡ Budget blowout of hundreds or thousands of EC dollars per month.
✅ Ask for 12 months bills, inspect AC efficiency and set thermostats realistically.
Carnival, Culturama and holidays slow official processing
Government, banks, lawyers and ferries may operate reduced hours around festivals and public holidays.
⚡ Missed permit, banking, closing or travel deadlines.
✅ Add 5-10 business day buffers around January, Easter, August, September and Christmas periods.
Ferries can be disrupted by weather and peak demand
Inter-island plans for school, flights and medical appointments depend on ferry conditions and schedules.
⚡ Missed flights, appointments or school commitments.
✅ Travel earlier than necessary, confirm schedule same day and keep backup accommodation/transport.
Imported goods may cost far more after duty, VAT and brokerage
Online shopping and household shipments can attract customs costs that newcomers underestimate.
⚡ Unexpected delivery bills or abandoned packages.
✅ Get freight-forwarder estimates and keep invoices before shipping.
Do not send full passport/KYC packs over casual WhatsApp chats
Agents and landlords often use WhatsApp, but identity documents can be misused.
⚡ Identity theft or unauthorised applications.
✅ Watermark copies, use secure channels for full KYC and verify recipient.
No proof of address blocks many first-month tasks
Banks, schools and telecoms may reject informal accommodation letters.
⚡ Delayed banking, SIM contracts and enrolment.
✅ Get lease, landlord letter, employer letter or utility bill as early as possible.
Small-island reputation affects practical life
Disputes with landlords, banks, employers or contractors travel quickly through networks.
⚡ Harder references, rentals, jobs and services.
✅ Communicate politely, document facts and resolve disputes professionally.
