Overstaying the 30-day tourist stamp
Most nationalities receive a 30-day stamp on arrival. Extensions of BZ$50/month plus BZ$10 processing fee must be obtained at the Belize Immigration Department before the current permission expires.

Working without a valid work permit
Non-Belizean nationals must have a work permit before starting any paid or self-employed activity. The employer applies at the Labour Department. Working without a permit even briefly is an immigration offence.

Buying undeveloped land without an Alien Landholding Licence
Foreign nationals and foreign-owned companies purchasing undeveloped land larger than 0.5 acres or any land over 10 acres must obtain an Alien Landholding Licence (AHL) from the Ministry of Natural Resources before the transaction is legal.

Arriving without medical evacuation insurance
Belize's public hospitals provide basic care but have limited specialist, surgical, and intensive-care capacity. Many serious conditions require evacuation to Mexico, the USA, or Guatemala.

✅ Purchase international health insurance with explicit air ambulance evacuation from Belize before arrival. Keep insurer hotline and policy number accessible at all times. KHMH Belize City (+501 223-1548) is the main public hospital; Belize Medical Associates (+501 223-0302) is the leading private facility.
Starting a business without registering for GST and income tax
Any person generating income in Belize must register with the Income Tax Department. Businesses with turnover above BZ$75,000/year must also register for GST. Failure to register and file returns is an offence.

Buying property without independent title due diligence
Belize has a dual land title system — some land has registered Torrens title while older parcels may have only deed/common-law title. "Flying titles" (fraudulent documents for land not owned by the seller) do exist, particularly on the cayes and in rural areas.
⚡ Loss of full purchase price, expensive litigation, and no practical recourse if the seller has disappeared or the title was fraudulent.
✅ Always use an independent licensed Belizean attorney (separate from any agent or developer's lawyer) to conduct a full land registry search at the Lands Department before paying any deposit. Never pay more than a small holding deposit before title is verified.
Inadequate hurricane season preparation (June–November)
Belize lies in the Western Caribbean hurricane belt. Category 1–3 storms are possible June–November, peaking in September–October. Coastal areas and cayes face the highest storm surge and wind damage risk.
⚡ Property damage; power outages for days to weeks; road flooding; evacuation orders; disruption to banking, internet and supply chains for weeks after a major storm.
✅ Register with your embassy warden system. Monitor the National Meteorological Service (hydromet.gov.bz) and NEMO (nemobelize.org). Stock 72-hour emergency supplies. Know your nearest evacuation shelter. Secure renters' or homeowners' insurance with hurricane coverage before June 1.
Drinking untreated water in rural areas and on the cayes
Tap water is treated and generally safe in Belize City and Belmopan. In rural communities, villages, and on the cayes, water may come from rainwater cisterns or surface catchments and is often unsafe to drink.
⚡ Gastrointestinal illness; giardia or cryptosporidium infections requiring medical treatment; disrupted work and travel.
✅ Use sealed bottled water or a quality filter (Sawyer Squeeze or equivalent) in all rural areas and on the cayes. Avoid ice from establishments of unknown water source. Belize Water Services (bwsl.com.bz) covers main urban centres; confirm coverage for your specific area.
Casual approach to mosquito-borne disease (dengue, malaria, Zika)
Dengue fever is a year-round risk across Belize, peaking after rainy season. Malaria (primarily Plasmodium vivax) is present in Cayo and Toledo Districts. Zika virus transmission is possible.
⚡ Dengue: severe flu-like illness requiring hospitalisation in moderate-to-severe cases. Malaria: recurring fever and chills requiring prescription treatment. Zika: serious foetal development risk during pregnancy.
✅ Use DEET-based repellent daily, wear long sleeves at dawn and dusk, use mosquito nets and AC. Consult a travel medicine clinic about malaria prophylaxis if living in Cayo or Toledo Districts. Eliminate standing water. Check Ministry of Health (health.gov.bz) for current outbreak alerts.
Walking alone at night in high-crime areas of Belize City
Belize City — particularly the south side, the bus terminal area and waterfront — has elevated rates of bag snatching, phone theft and occasional armed robbery. Crime levels are significantly lower in Belmopan, Ambergris Caye and Placencia.
⚡ Loss of cash, electronics and documents; personal injury risk; disrupted travel plans.
✅ Avoid walking alone at night in Belize City. Use hotel-called taxis rather than street-hailed vehicles. Keep valuables in a safe. Carry only what you need. Register with your home-country embassy. Police non-emergency: 911 or +501 227-2222.
QRP holders losing status through non-compliance
The Qualified Retired Persons (QRP) programme requires proof of at least USD 2,000/month in qualifying pension or passive income and annual payment of a USD 1,000 programme fee to the Belize Tourism Board. Status can be revoked for non-compliance.
⚡ Loss of QRP status and associated tax and import exemptions; import duties retroactively claimed on duty-free items brought under QRP; required to convert to a standard visa or leave.
✅ Maintain documented proof of qualifying income and pay the annual BTB fee on time. Renew documentation annually at the Belize Tourism Board (belizetourism.org, +501 227-2420). Keep all QRP approval letters and import exemption records for at least 5 years.
Renting without a written agreement
Belize has no comprehensive landlord and tenant protection legislation equivalent to European or North American standards. Verbal rental agreements leave tenants with almost no recourse against arbitrary rent increases, eviction without notice, or deposit disputes.

✅ Always insist on a written lease signed by both parties before paying any money. Have a local attorney review any lease before signing. Specify deposit amount, return conditions, notice period, and rent increase rules in writing.
Underestimating import duties on household goods and vehicles
Belize charges high import duties on most goods. Household contents brought by container typically face duties of 20–45% of assessed value. Vehicles are subject to import duty (45% or more depending on engine size), plus GST, environmental tax and other levies.
⚡ Customs bill of BZ$10,000–50,000+ on a typical container shipment or vehicle import, far exceeding advance planning budgets.
✅ Get an accurate duty estimate from a licensed Belizean customs broker before shipping anything. QRP holders get a one-time duty exemption on household goods and vehicle — confirm you understand the full conditions before using it. Consider sourcing locally or from nearby Mexico/Guatemala to reduce duty exposure.
Power outages and electricity costs
Electricity in Belize is expensive (among the highest in Central America at approximately BZ$0.40–0.55/kWh) and subject to outages, particularly during hurricane season and dry-season drought periods affecting hydro capacity.
⚡ High electricity bills that can reach BZ$400–800/month for a typical expat home with air conditioning; spoiled food and work disruption during extended outages.
✅ Budget realistically for electricity. Install energy-efficient appliances and set AC to 26–27°C rather than lower. Purchase a UPS for critical work equipment. A generator or solar system is worth considering for rural properties and the cayes where grid reliability is lower.
Inadequate internet planning for remote workers
Internet infrastructure in Belize is improving but remains limited, expensive and unreliable compared to North America or Europe, particularly outside Belize City, Belmopan and San Pedro (Ambergris Caye). Starlink is now available and legal in Belize.
⚡ Remote work deadlines missed, video calls dropped, VPN connections impossible and billing hours lost.
✅ Test internet speed and reliability at any property before signing a lease. Consider Starlink as a backup or primary solution for rural areas and cayes. Get BTL (btelizeland.com) or Smart Belize (smart.com.bz) fibre in urban areas where available. Always have a mobile data SIM as backup.
Poor road conditions and wet-season flooding
Belize has one main highway system (Western, Northern, Southern, and Hummingbird Highways). Many secondary and rural roads are unpaved and become impassable during rainy season (June–November). The Hummingbird Highway through the jungle has landslide risk.
⚡ Vehicle damage, being stranded, missed appointments, and emergency response delays in remote areas.
✅ Drive a 4WD vehicle with high clearance for any rural or caye property. Check road conditions before travelling in rainy season. Carry a phone, water and basic supplies on long rural drives. Never cross a flooded road — water depth is impossible to judge.
Limited banking access and ATM availability
Belize has very few banks (primarily Belize Bank, Atlantic Bank, and Heritage Bank). ATMs are limited in rural areas and the cayes and frequently run out of cash or go offline. International wire transfers can take 5–10 business days and carry high fees.
⚡ Cash unavailable when needed; significant delays in receiving international transfers; blocked transactions for source-of-funds queries.
✅ Maintain accounts at more than one bank. Carry cash when travelling to rural areas or the cayes. Use Belize Bank's online banking for wire transfers. Keep 2–4 weeks of living expenses in cash at home as contingency.
Driving on an expired or unrecognised foreign licence
Visitors can drive in Belize on a valid foreign driving licence for up to 90 days. After 90 days, or once you take up official residence, a Belizean driving licence is required.
⚡ Insurance void after 90 days on a foreign licence; fines and potential vehicle impoundment; uncovered accident liability.
✅ Apply for a Belizean driving licence at the Traffic Department before the 90-day mark if you are taking up residence. Bring your current foreign licence, passport, and proof of address. Test requirements vary by category.
Water activities without proper safety equipment or guides
Belize has world-class diving and snorkelling on the Mesoamerican Barrier Reef, but the Caribbean Sea also has currents, boat traffic, jellyfish and, in some areas, sharks. Boat accidents and drowning incidents occur each year.
⚡ Drowning, boat collision injury, decompression sickness, or jellyfish/marine wildlife injury in areas without rapid medical response.
✅ Use only licensed dive operators registered with the Belize Tourism Board. Always wear a life jacket on water taxis and small boats. Never dive alone. Check dive insurance covers DAN (Divers Alert Network) hyperbaric treatment — the nearest recompression chamber is in Belize City.
Underestimating wildlife hazards (snakes, crocodiles, Africanised bees)
Belize has significant wildlife including fer-de-lance (Tommy Goff) snakes — one of the most dangerous pit vipers in the Americas — American crocodiles, and Africanised honey bees (highly aggressive).
⚡ Snakebite requiring antivenom and potentially hospitalisation; crocodile attack near water at night or dawn; bee attack triggering severe allergic reaction or anaphylaxis.
✅ Wear closed boots and watch your step in bush and grass areas. Never walk barefoot in unlit areas at night. Keep dogs away from waterways after dark — crocodiles attack pets. Carry an EpiPen if allergic to bee stings. Know the location of the nearest hospital with antivenom: KHMH Belize City and Western Regional Hospital Belmopan.
Starting construction without a building permit
All construction and renovation in Belize — including adding rooms, pools, docks or significant structures — requires a building permit from the local municipality or town board. Permit requirements and enforcement vary by location.
⚡ Stop-work orders, fines, forced demolition of unpermitted structures, and complications for property sale or insurance.
✅ Apply for a building permit through the relevant town board or municipal office before starting any construction. Engage a local architect or contractor who knows local requirements. Allow 4–12 weeks for permit processing.
Importing a pet without the correct import permit
Pets entering Belize require an import permit from the Belize Agriculture Health Authority (BAHA), a veterinary health certificate issued within 10 days of travel, proof of current vaccinations, and microchip documentation.
⚡ Pet refused entry at the border, quarantine at owner's expense, or re-export of the animal.
✅ Apply for the BAHA import permit well before travel (baha.gov.bz). Confirm all vaccination records are complete and current. Use an airline with Belize cargo experience. Quarantine may still apply — confirm current rules with BAHA before booking travel.
Targeted scams against new expats
New arrivals in Belize are frequently targeted by advance-fee fraud, fake property rental listings, and investment scheme scams. Common vectors include Facebook marketplace, WhatsApp groups, and direct approach in tourist areas.
⚡ Financial loss ranging from a few hundred USD to tens of thousands for investment fraud or fake property purchases.
✅ Never pay a deposit or transfer money for a property without a licensed attorney verifying ownership. Verify any Belize investment scheme with the Financial Intelligence Unit (fiu.gov.bz). Limited international school options outside Belize City
International-curriculum schools in Belize are concentrated in Belize City and Belmopan. San Pedro (Ambergris Caye) has some options but capacity is limited. The Southern Cayes, Cayo and Toledo Districts have very limited formal English-curriculum secondary school options.
⚡ Families with school-age children find housing and job location constrained by school availability; home-schooling may be the only option in some areas.
✅ Research school availability for your specific location before committing to housing. Contact the Ministry of Education (moe.gov.bz) for registered schools. Home-schooling is legal in Belize — contact the Ministry for registration requirements if needed.
Confusion about Belize dollar and US dollar exchange
The Belize dollar is pegged at exactly BZ$2 = USD$1. Both currencies circulate freely. Some sellers — particularly on the cayes and in tourist areas — price in USD; others price in BZD. Unofficial exchange is always at 2:1 but change may be given in the wrong currency.
⚡ Overpaying by up to 2x if you hand USD and receive BZD change at 1:1 rather than 2:1, or confusion when switching between currencies.
✅ Always confirm which currency a price is quoted in before paying. US dollars are universally accepted at 2:1 for BZD. Keep both currencies. For large purchases, confirm in writing whether prices are USD or BZD.
Smoke season air quality impact (February–May)
During the dry season, agricultural burning across Belize and neighbouring Guatemala and Mexico creates significant smoke haze. AQI can reach unhealthy levels for sensitive groups, particularly in February–April.
⚡ Respiratory irritation, worsened asthma, reduced visibility for pilots, and disrupted outdoor activities during the driest months.
✅ Check the AirNow or IQAir app for daily air quality. Use N95 masks outdoors on heavy smoke days. Run HEPA air filtration indoors if you have asthma or young children. Smoke generally clears with the first rains in May–June.
Operating without a local SIM for emergency contact
International roaming in Belize is expensive. Belize has two main carriers: BTL (Digicell brand, btelizeland.com) and Smart (smart.com.bz). Coverage outside towns, main highways and the cayes can be very limited.
⚡ Unable to call for help in an emergency, no mobile banking access, high roaming bills, and no local number for landlord, employer or school contact.
✅ Purchase a local SIM from BTL or Smart immediately on arrival. Keep both if possible for coverage redundancy. Check carrier coverage maps before committing to a rural or caye property. Register the SIM in your own name with passport ID.
Leaving without paying the departure tax
International travellers departing Belize by air must pay departure fees totalling USD 73.50 for non-Belizeans (PACT conservation fee USD 20 + airport development USD 36 + passenger service USD 15 + security/baggage USD 2.50) unless already included in the airline ticket. Most major airlines now include this in the ticket price, but budget or charter operators may not.
⚡ Denied boarding if tax is unpaid and not included in the ticket. Payment in USD cash required at the airport departure tax counter.
✅ When booking flights, check whether the departure tax (USD 73.50) is included in the ticket price. If not, carry USD cash per departing person for the airport counter. Confirm with your airline in advance.
